Environmental Protection Plan (EPP)
PR-Best actions as part of the EPP include:
• Maintaining a quality LEED control program as part of construction operations.
• Providing signage that will inform the public of temporarily closed areas and alternate routes.
• Evaluating in advance the need for site-specific mitigation measures and tailoring mitigation measures to the need prior to initiating construction activities.
• Incorporating environmental protection plan (EPP) issues into daily planning, in a similar way as done for safety planning.
During excavation work, water will be used to minimize dust and other particular matters from affecting the surrounding areas.
Tree protection will be erected to protect all trees in the immediate construction area. The arborist will be onsite at all times when erected to protect all trees in the immediate construction area.
Arborist will be onsite at all times when work is to come in contact with protected trees root structure.
A bed of mulched tree material will be used to build an access road during construction as to further protect tree root system.
During interior building construction, various methods will be used to maintain acceptable air quality standards such as:
• Monitoring VOC and emission levels of all material used on site.
• Ensuring no construction debris enters any new building systems such as HVAC systems.
• Maintaining a smoke-free environment at all times.
• Testing of air quality two weeks prior to occupancy
This EPP is a living document that will be updated as design and construction progresses and when additional environmental issues are identified. Periodic reviews of this EPP will be performed to ensure continual improvement of the plan’s adequacy and it will be expanded and updated during the project duration. This EPP is intended to be flexible and tailored to match variable construction stages and activities throughout the project.
Construction Waste Management Plan (WMP)
The purpose of this plan is to ensure that the maximum amount of waste material produced during the construction is diverted away from local landfills. The most important step for recycling of construction waste is on-site separation. Initially, this will take some extra effort and training of construction personnel. Once separation habits are established, on-site separation can be done at little or no additional cost. It is the responsibility of PR BEST Construction to ensure that all aspects of this plan are not only implemented at the start of construction but also maintained throughout the course of the construction schedule.
The intent of these activities - as per Green Building Construction - is to divert construction, demolition and land clearing debris from landfill disposal and direct recyclable materials back to the manufacturing process, and recovered resources to appropriate locations for re-use.
Material Type Segregation
Demolition will be done manually to avoid any environmental damage and to avoid the mixing of materials that need to be kept segregated.
Containers for material recycling will be set up on site and clearly labelled. Some materials will require bins or storage that provide protection from rain. Other bins may be locked to prevent tampering.
Construction personnel will be trained in material sorting policy, and bins will be monitored periodically to prevent waste mixing as a result of crews or passers-by throwing trash into the bins; as no co-mingled loads will be permitted, including dispersal from main waste hauler to recycle firm.
Waste material on site will be segregated as follows:
Clean wood: It applies to all types of construction related wood products with the exception of laminates; creosote coated lumber and land clearing debris. Nails and concrete remnants that are associated with the wood products will be removed from a typical construction project.
Metal: This includes all materials composed of metals, both ferrous and non-ferrous such as copper, aluminum or brass.
Cardboard: All forms of cardboard regardless of moisture content. This includes all paper products.
Drywall: Care will be taken to ensure drywall is kept separate from all other waste materials, as contamination is costly.
Clean fill: This refers to isolated dirt or sod that can be reused for a variety of applications. Clean fill must be free of any other debris and pollutants
Concrete: Concrete, asphalt and rock materials can be disposed of together as they are typically reused as structural fill. Small amounts of re-bar and/or mesh are acceptable in these loads; however there are limits so attention will be made to keep foreign items to a minimum.
Masonry: During construction, will collect, stack and cover brick and other masonry materials to prevent soiling or loss. Clean concrete chunks, old brick, broken blocks, and other masonry rubble can be buried on-site during foundation back filling. Will salvage usable bricks, blocks, slate shingles, tile and other masonry materials for remodelling and construction. Store for future jobs or divert to salvage operations. PR BEST Construction will enforce the masonry supplier to accept the return of materials in good condition.
Plastic and Vinyl: Sub-contractors will be advised by PR - Best to minimize waste of vinyl siding, flooring and countertop materials by ordering only quantity needed. Trash bags and plastic sheeting can be recycled.
Paints, Stains, Solvents and Sealants: PR-Best works closely with Super Save Disposal and is responsible for the safe disposal of these materials and will accept any quantity of white latex paint and full gallons of other paints. Will save unused portions for your next job.
Insulation: Will install leftover foam in interior wall cavities or on top of installed attic insulation, if it cannot be used on another job.
Land Clearing: Branches and trees from brush clearing can be stored separately and chipped with a chipper on site to create landscaping mulch.
Miscellaneous: Old nickel cadmium batteries from portable power tools will be disposed of at a hazardous waste collection facility.
Hazardous Material Waste: This applies to all waste where special care must be undertaken to ensure a safe and responsible disposal. Some examples of this are paints and solvents, which Super Save Disposal is responsible for disposing. Enviro-Vac is the subcontractor that has been contracted to ensure the safe disposal of asbestos, lead and contaminated soils.
Garbage Waste: This applies to any other waste produced on site that is not recyclable or reusable, and will be directed to the city’s garbage disposal days.
Storage Methods:
Action will be taken to remove all waste material from site once it is produced or identified. In the event that removal is not available, on site waste containers will be used. Super Save Disposal will provide separate containers for wood, cardboard, metal, waste and drywall products.
Safety Management:
Security:
A typical 6’ temporary construction barrier will contain the entire construction site. “Light” waste material storage containers will require lids; others stored within the construction zone will not require lids. Daily monitoring of the bins will ensure there is no contamination of the waste material.
Safety: When dealing with hazardous waste, all Work Safe BC rules and regulations will be followed and strictly adhered to. Extra special attention will be made to occupants to ensure there is no contact with hazardous wastes. PR-Best Construction Group Corp. will alert staff when work involving hazardous materials is taking place, which will require temporary enclosures.
Education:
All trade personnel and crews will be made aware of construction waste management plan during mandatory Site Orientations and monthly meetings. Correct measures will be strictly enforced in the event that a site person does not adhere to this plan.
Fire Protection:
All waste will be protected within the construction zone from vandalism. In the event of a fire, readily available extinguishers will be strategically located throughout the site.
